This Marysville backyard turned into a pond every wet season — water ran straight back at the house off the slope above it.
The Challenge
The lot sloped toward the foundation, and a clay layer a foot down held water at the surface. The patio and crawlspace took the brunt of it every November.
What We Did
- Re-cut the grade to fall away from the house
- Installed a curtain French drain across the uphill side
- Tied the drain and all downspouts into a buried line to daylight
The Result
One full wet season later: a dry patio, a dry crawlspace, and a yard the owners can actually use. No pump, no recurring service call — just water sent where it belongs.
Tips from the Field
The mistake we see most on hillside lots is a drain with no daylight outlet — it just moves the pond a few feet. We confirm exactly where the water exits before the first shovel goes in.
